Neighbourhood

Stratford

1 / 2

Stratford holds both purpose-built studios and rooms in shared flats, which is why the gap between the cheapest and the dearest is so large here. The Elizabeth line reaches Tottenham Court Road in about fifteen minutes, so this is a serious option for UCL and SOAS despite how it looks on a map, and QMUL is three stops away.

Hawthorne House answers.

How do I book a room at the property?

You can book a room directly through the property’s online booking system. You will need to complete the booking form, agree to the tenancy terms, pay any required advance amount, and ensure your guarantor completes their part.

Can I rebook the same room for the next academic year?

Yes — you can check with the property team to see if your current room is available for rebooking.

How are rooms allocated?

You choose your preferred room type and tenancy length during booking, and the property will allocate rooms based on availability. You may request preferences such as same-sex flatmates, but these cannot be guaranteed.

When can I move in check in?

Move-in is allowed on or after your tenancy start date. Some properties may require pre-booked check-in slots or will share arrival instructions before move-in.

Can I move or upgrade my room later?

If alternative rooms are available, you may request a room move or upgrade with the property team. Additional charges may apply if the new room has a higher rent.

Is the property safe?

Yes — the property includes secure access systems, CCTV, and lockable bedrooms. A 24/7 safety and support team is usually available for emergencies.

What support is available if I need help?

You can contact the property team at reception for general support. A 24/7 emergency contact is also available if needed.

What are the key safety tips for residents?

• Always lock your room and flat door. • Report anyone entering behind you without using their own access. • Learn the location of emergency call points. • Keep ground-floor windows closed when you are out.

What if something breaks or needs repair?

You can submit a maintenance request through your online account or the property’s app. Repairs caused by damage or misuse may result in charges.

Are there any damage or redecoration charges?

Yes — charges only apply if repair or redecoration is required due to damage caused during your stay.

What is the guest policy?

Guests are allowed, and you are responsible for their behaviour during their stay. Long-term guest stays are not permitted.

Is personal belongings insurance included?

Yes — the property includes contents insurance through its insurance partner. Please keep your room locked, as unlocked rooms may not be covered.
