I rented a room at IQ Hoxton from January to August. Until the last two months, I had a very positive experience and was even considering staying again next year.
There were definitely many good things about the accommodation. I never felt unsafe, even for a moment, and the security was excellent. I also never had any problems with my deliveries or parcels. During the winter, there were no heating issues at all. The common areas and laundry facilities were generally clean, and the furniture and appliances in the room were modern and good quality.
However, despite all of these positives, the experience during the last two months was extremely disappointing. From around May/June, my room became unbearably hot, reaching up to 36°C. I could not sleep at night and had to spend almost all of my time in the common areas because it was impossible to stay in my room. I was not the only resident experiencing this issue, and the common areas were often very crowded.
I contacted the team for help and asked if they could at least change my room or provide a fan. Instead, I was told to “stay hydrated” and “keep the curtains closed,” which felt extremely dismissive.
This continued for more than two months and seriously affected my quality of life. At one point, I was even considering leaving my room and staying in a hotel because I could no longer tolerate the conditions.
Despite all the positives, if you are planning to stay here during the summer, I would not recommend it.
View review on Google MapsTruly best year at London!
All the staffs were super nice throughout the year and the location is amazing.
Special moments I had:
Justin was super kind to help my mom to check in while I was away (with my email confirmation), Mike was also super helpful from the beginning till end but especially when I checked out with my luggages!
Khursheid was super fun and helpful, always reminding me for my parcels and setting up the cinema room for the World Cup (also Justin). Salman as well that helped me everyday with doors and parcels.
Thanks everyone!!!
View review on Google MapsI lived at IQ Hoxton for a year, and while the staff were generally pleasant, my experience of the accommodation was ultimately very disappointing, particularly when it came to feeling safe and comfortable within the building.
During my time there, I witnessed police attending the accommodation on a very frequent basis. More often than not, officers would enter, look around, and leave without any apparent action being taken. Regardless of the reason for their presence, having police repeatedly turning up at your accommodation created an unnecessarily tense and uncomfortable environment. Residents should not have to feel on edge simply while moving around their own building.
What was particularly concerning was the apparent misuse of law enforcement by certain residents to pursue personal disputes and vendettas. I raised this issue directly with the staff and explicitly explained that the fraudulent or inappropriate involvement of law enforcement was creating a highly stressful environment for other residents. The response I received was simply that there was “nothing that could be done.”
That response was not only deeply disappointing, but, in my view, completely inadequate. While I fully understand that the staff cannot control the actions of every resident, they can control how seriously legitimate complaints are treated. Dismissing the issue entirely sends the message that residents are expected to simply tolerate behaviour that is making them feel unsafe and uncomfortable.
The failure to meaningfully address the situation also risks enabling the very behaviour I was complaining about. If residents know that complaints of this nature will simply be dismissed, there is little incentive for the situation to improve.
I am sure the staff member reading this review knows exactly what situation and which individuals I am referring to. I am not writing this review because of a minor disagreement or an isolated incident. I am writing it because, over the course of an entire year, I experienced an accommodation environment that was unnecessarily stressful and where serious concerns were met with an apparent unwillingness to take meaningful action.
IQ Hoxton has a responsibility to provide residents with an environment where they feel safe, secure, and comfortable. Unfortunately, based on my experience, it fell short of that standard.
i have been living at iQ for the past six months and it has been a great experience. The accommodation is kept clean and well maintained which has made my stay enjoyable. The staff are mostly friendly and helpful throughout, especially Shakti, Shilpi and Idris who are always ready to assist and make sure things are in order.

Right from day one, staff at IQ Hoxton - Shakti, Philip, Mike, Idris, have all been very welcoming and accommodating. It is very conveniently located just between Central and East London, walking distance to overground and underground stations, great bus connectivity, and access to a very comfortable neighbourhood, replete with convenience stores, a Lidl, and some great food options.
The accommodation itself - clean, well maintained. So far, there have been no issues with heating or water, and maintenance requests have been handled promptly. There are celebrations for major festivals and snacks and freebies from time to time. The team takes the initiative to include everyone. The laundry is Circuit (sigh) but efficient. There are well-maintained common areas, a gym, and a study area.
If you are looking for a hassle-free, comfortable, co-operative private student accommodation, I would recommend IQ Hoxton strongly.
